Roof prices vary more than almost anything else on a house, because no two roofs share the same access, covering, size and hidden condition. A guide price tells you the ground a job usually covers. It cannot tell you where your own roof sits until someone has been up to look.
Below are our own guide prices for jobs across Bognor Regis and its neighbouring towns, then typical UK ranges from national cost guides with the date each was published. After that come the costs people tend to forget: scaffolding and its licence, VAT, and what can turn up once the old covering comes off.
Our guide prices
| Job | Guide price |
|---|---|
| Roof repairs | £100 to £1,000 |
| Flat roofing | £1,000 to £5,000 |
| Pitched roof | £5,000 to £12,000 |
| Chimney repairs | £300 to £3,000 |
| Guttering, soffit and fascia replacement | £500 to £2,000 |
These are guide ranges for typical jobs. Your own price is set after we survey the roof, and it comes as one total figure in a written quote.
Reading the guide prices against your own roof
Each range covers a spread of real jobs, from the simplest to the more involved. A few things decide which end of the range a job falls at.
Repairs
Putting back a few loose tiles on a single-storey house we can reach off a ladder belongs at the low end of the repair band. Rebuilding a stretch of ridge, renewing a valley (the internal corner where two slopes meet) or replacing a run of lead flashing on a taller house sits higher, especially where scaffolding is needed.
Flat roofs
A single garage or a small rear extension is at the lower end. A large flat roof on a seafront block, or one where the decking boards underneath have rotted and need replacing, moves up the range.
Pitched roofs
The pitched roof range reflects a full strip and re-cover. The size of the roof, the number of hips, valleys and dormers, and the choice between concrete tile, clay tile and natural slate all push the figure one way or the other.
Chimney work and roofline work follow the same pattern: height, access and how much of the original material can be kept.
National repair prices from published guides
The figures below come from national price guides and describe the UK as a whole, not our own charges. They help you sense-check any quote, including ours.
| Repair job | Published UK range | Guide and date |
|---|---|---|
| Concrete tile roof repair | £90 to £120 per m² | Checkatrade, table last updated June 2026 |
| Clay tile roof repair | £110 to £160 per m² | Checkatrade, June 2026 |
| Natural slate roof repair | £150 to £220 per m² | Checkatrade, June 2026 |
| EPDM flat roof repair | £120 to £170 per m² | Checkatrade, June 2026 |
| GRP flat roof repair | £130 to £180 per m² | Checkatrade, June 2026 |
| Ridge tile repairs | £50 to £70 per metre | Checkatrade, June 2026 |
| Small flat roof repairs | £150 to £500 | Less, last updated March 2026 |
| Chimney lead flashing, patch repair | £150 to £250 | MyJobQuote, last updated 22/09/26 |
| Chimney lead flashing, full renewal | £350 to £460 without scaffold, £700 to £920 with | MyJobQuote, 22/09/26 |
Checkatrade says VAT is not included in its repair figures and has to be added on top. EPDM is a synthetic rubber sheet, usually laid in one piece across a flat roof; GRP (glass-reinforced plastic) is resin and glass matting brushed out over the boards and left to harden. The same guide puts a roofer's time at around £35 to £45 an hour, or £280 to £360 a day.
National prices for a new roof or re-cover
Replacement prices spread wider than repairs, because the size and shape of the house matter so much.
| Replacement job | National figure | Where it comes from |
|---|---|---|
| Roof replacement, UK average | around £8,000; most between £4,000 and £19,000 | Checkatrade, updated October 2026 |
| Hip roof replacement | £9,250 to £18,000 plus VAT | Checkatrade, table last updated October 2026 |
| Gable roof replacement | £7,000 to £16,250 plus VAT | Checkatrade, October 2026 |
| Flat roof replacement | £2,800 to £7,500 plus VAT | Checkatrade, October 2026 |
| Natural slate roof | £160 to £210 per m² | Checkatrade, table last updated September 2026 |
| Spanish slate | £95 to £125 per m² | Checkatrade, September 2026 |
| Garage re-felt | around £1,000 to £2,000 | Checkatrade, October 2026 |
For a three-bedroom semi, Checkatrade's guide suggests around £12,000. A hip roof (one where every side slopes down to the eaves) tends to come out dearer than a gable-ended roof on a matching plan, since every hip has to be cut in and capped from eaves to ridge. See our roof replacement page for what the work involves.
Why a national figure and a local price can differ
National guides average many jobs across the country. That is useful as a check, but it hides the things that make one roof dearer than another.
On the coast around Bognor Regis, the housing runs from 1920s and 1930s bungalows at Felpham, Elmer and Middleton-on-Sea to the tall Victorian and Edwardian terraces of Aldwick Road, with their slate and prominent chimneys. A bungalow and a three-storey terrace with the same roof area can sit far apart on price, almost entirely because of access.
Materials matter too. Natural slate, clay plain tiles and lead all cost more than concrete interlocking tiles or a felt flat roof, and a listed building or conservation area may limit which coverings are suitable. The age of the timber under the tiles is the other unknown: battens (the slim softwood rails carrying each row of tiles) and decking boards can look sound from outside and still need replacing.
So we always survey before pricing. You then get one total in writing for the work described, and the prices we set are good and fair. For more on reading a quote, see getting a roofing quote.
Scaffolding and the licence that goes with it
Scaffolding is one of the biggest costs on any job above a single storey, so it is worth checking whether every quote you get includes it.
Checkatrade, in a table last updated October 2026, sets scaffold hire for a two-storey semi at around £875 monthly, around £800 for a terrace, £1,200 for a detached house and £1,000 for a detached bungalow. A chimney scaffold is given at around £660 a week.
When the scaffold stands on the highway
Scaffolding placed on a footway or carriageway has to be licensed under section 169 of the Highways Act 1980 by whichever body runs the roads. In Arun, Chichester, Worthing, Adur and Horsham that is West Sussex County Council, which asks for at least 10 working days' notice and charges £266 for one month. In Havant and East Hampshire it is Hampshire County Council: at least ten clear working days, and £211.90 for the first two weeks, with the scaffold firm applying on the customer's behalf. In Portsmouth the city council is the highway authority. Our answer on the scaffold licence in West Sussex covers the detail.
VAT on roofing work
The standard rate of VAT is 20 per cent, and roofing work such as repairs and re-roofing is standard-rated. Some cost guides quote their figures before VAT, so a national range and a quote that includes VAT are not directly comparable.
Insulation is the one area where the rate can differ. HMRC's VAT Notice 708/6 sets a zero rate for installing certain energy-saving materials, including insulation for roofs and lofts, from 1 May 2023 to 31 March 2027, after which those materials revert to the reduced rate of 5 per cent. Whether insulation fitted during roof work qualifies turns on how the job as a whole is supplied: where insulation goes in as part of a larger job, the whole job can be one standard-rated supply.
We explain the VAT position on the quote. Holding two roofers' figures side by side only works once you know which of them already carry VAT. Our answer on VAT on roofing goes further.
Costs that only show once the old roof is open
A few costs stay hidden while the old tiles are still on. Whatever we uncover, you see the pictures and agree any change with us first.
Timber and underlay
Rotten battens, perished underlay (the membrane under the tiles) or a split rafter are the common ones. On older roofs there may be sarking, a layer of boards or felt laid over the rafters, which needs repair or renewal along with the covering.
Asbestos cement
Asbestos cement crops up in old garage sheeting and gutters, and on this stretch of coast the Victoria County History notes interwar homes at Elmer and the Southdean estate built with asbestos walls. For anything built, or refurbished, before 2000, the HSE tells owners to presume asbestos is present. Lifting asbestos cement whole, without it breaking apart, counts as non-licensed work; the sheets still go off site double-wrapped and labelled, travelling with a consignment note, and that paperwork and handling show up in the price.
Bats and nesting birds
Bats and active birds' nests are protected by law, so finding either can change when the work can go ahead.
Grants and help towards roof costs
No national government scheme will pay to re-roof a house or repair one. Current schemes are aimed at insulation and heating rather than tiles, slates or felt.
ECO4, the energy company scheme aimed at fuel poverty, runs until 31 December 2026 and covers measures chosen through a retrofit assessment. On 31 March 2026 the Great British Insulation Scheme closed. Insulating walls, lofts and floors in homes rated D to G on the EPC scale is what the Warm Homes: Local Grant funds, usually where the household earns £36,000 a year or less.
Anyone disabled or living on a small income can ask Arun District Council, or whichever district council covers them, about local help. Check eligibility on gov.uk before planning any work around a grant, because being eligible does not mean the work will be funded.
Questions
Roofing costs: what people check before booking
Why do your guide prices and the national cost guides not match exactly?
Our guide prices are set for work around Bognor Regis and the coast, while national guides average jobs from across the UK, and some quote figures before VAT. Both are a starting point. What counts in the end is the one figure we write down for your roof once we have been up to look.
Is scaffolding normally part of a roofing quote?
It depends on the roofer, which is why it is worth asking. Our written quote says whether scaffolding is included, and where a scaffold licence is needed for a pavement or road, an application goes to the highway authority first.
