Lower-cost garage roofs · 9 min read
What is the cheapest way to replace a garage roof?
Where a garage roof bill can fairly be brought down, which covering starts lowest, and the economies that end up costing more once the first winter arrives.

Nobody wants to spend more than they have to on a building that mostly holds a car, a lawnmower and a few boxes. That is a fair instinct. A garage roof does not need to be handsome, and for many garages the plainest sound covering is the right one.
The trouble is that a low number on a quote and a low cost of owning the roof are rarely the same thing. A thin covering on soft boards can be gone in a few seasons, and then the money is spent twice. A repair that was never going to hold can eat the saving of a new roof. This guide separates the savings that are real from those that only move the bill to next year.
Figures come from national cost guides, each named with a date, and none of them is a price for your garage. The number to hold anyone to is the one in writing once the garage roof has been inspected. What follows should help you ask the right questions before it arrives.
Lowest price on the day or lowest cost over the years
Think of a garage roof as a purchase with a lifespan, like a car tyre or a boiler. The Less flat roof cost guide, with its table dated March 2026, gives torch-on felt 10 to 20 years, GRP 25 to 40 and EPDM 30 to 50. Those are typical ranges rather than guarantees, and Less warns that felt laid well might reach 20 years while felt laid badly can be finished inside 10.
That spread matters more than it looks. A felt roof that is renewed twice while an EPDM roof is still on its first life has not saved anything, even if the first quote was lower. The reverse can be just as true: if the garage is due for demolition or conversion in five years, a long-lived covering buys years nobody will use.
Questions that settle it
Ask yourself how long you expect to keep the garage as it is, how much the contents matter if water gets in, and how much bother another visit from a roofer would be. A garage storing tools and a classic motorcycle justifies a different answer from a plain single garage holding garden chairs.
Then ask each roofer for the covering, the expected life they are working to, and what they would change if you wanted the lowest outlay. A good answer names the compromise out loud, such as thinner insulation, a simpler edge trim or a shorter-lived membrane, and says what you give up in exchange.
Our page on garage roof replacement shows the range of roofs we replace, from felt to sheeted and tiled garages.
Mending the roof instead of renewing it
The biggest saving is often not buying a new roof at all. In its March 2026 guide Less gives £150 to £500 for small flat roof jobs, which means a split seam, a loose trim or a blister rather than a new surface. Checkatrade's repair rates, in a table dated June 2026 and quoted without VAT, run from £100 to £140 per m² for bitumen felt, £120 to £170 for EPDM and £130 to £180 for GRP.
A repair makes sense when a single area has failed and everything around it is in good order. One split felt seam over a dry deck is a repair. A single cracked area of GRP over firm boards is a repair. Water that has crept under the covering for years, leaving the boards dark and soft, is not, because a patch can only be as good as the surface it is stuck to.
How to tell which one you have
Look from inside. Daylight at the edges, stained boards, drips that follow the same path after every shower and a ceiling that has begun to bow all point the same way. A wet deck beneath a dry-looking surface is the usual surprise, and it is why we photograph the roof before saying anything about the price.
For a fuller walk through the decision, the guide to garage roof repair or replacement sets out the signs on each side. Our rule is to propose only as much work as the fault needs, which is sometimes a repair and sometimes not, and to show the photographs behind that call.
Which covering starts lowest
When the roof has to be replaced, the covering is the first lever. This table puts two published sets of figures side by side. The repair rates are not replacement prices, but they show how the three flat coverings rank against each other on the same basis:
| Covering | Repair rate per m² (Checkatrade, June 2026, excluding VAT) | Typical lifespan (Less, March 2026) |
|---|---|---|
| Bitumen felt | £100 to £140 | 10 to 20 years |
| EPDM rubber | £120 to £170 | 30 to 50 years |
| GRP fibreglass | £130 to £180 | 25 to 40 years |
Felt starts lowest and lasts the shortest time. EPDM costs a little more per square metre and, at the top of its range, can outlast felt several times over. GRP sits between them. Published guides disagree with each other, GreenSpec for instance expecting EPDM to give 20 to 30 years, so treat the lifespans as planning ranges and nothing firmer.
Corrugated sheeting is the other common garage option, and it can be quick to fit on a simple frame. Its price and life depend heavily on the product, so ask for the maker's data sheet instead of relying on a general figure. Sheets also need the right fall and fixings for the pitch of the garage, and we explain that in the guide on felt, EPDM, GRP or sheeting for a garage.
Put simply, felt gives the lowest start, EPDM tends to give the lowest cost per year, and the quality of the laying matters more than the label on the roll. A roofer who pushes one covering for every garage without looking at yours is guessing.
Where the job itself can be made less costly
Several savings sit in how the job is run, not in what goes on the roof.
Keep what is sound
If the deck and the structure are healthy, there is no reason to rebuild them. A survey that checks the boards from above and below can confirm which parts stay. Reusing a sound gutter, outlet or fascia on a garage also trims the bill, though a failing one fitted to a new roof will leak at the first downpour and spoil the work.
Access and scaffolding
Many garages are workable from a ladder with a roof ladder hooked over the ridge or parapet. Where scaffolding is needed, Checkatrade's October 2026 scaffolding table lists a detached bungalow at about £1,000 per month. Under section 169 of the Highways Act 1980, scaffold that obstructs the highway needs the highway authority's licence. West Sussex County Council asks for 10 working days' notice at least and charges £266 a month, and Hampshire County Council charges £211.90 for the first two weeks. If other roof work, such as fascias or a bay roof, is on your list, doing it in the same visit lets one set-up serve several jobs.
Be clear on waste and tax
Watch for the quotes that look low for the wrong reason. VAT on roofing work is 20 per cent, so a price without it will look a fifth lower than one with it, though the work is identical. Skips, disposal of the old covering and a final sweep should all be named as included, and for asbestos sheets, covered by specific rules, they are not a place to economise.
None of this involves asking a roofer to cut corners. It involves asking what is in the price and what is not, and getting the answer in writing.
Economies that cost more later
A few ways to spend less turn out to be loans taken against next winter.
Covering a wet deck
A new membrane over soft boards looks fine for a season and fails at the seams where the boards flex. Sound boarding is part of the roof, not an optional extra.
Skipping the fall
BS 6229:2025 keeps a minimum finished fall of 1:80 for flat roofs, and roofers design to around 1:40 to leave some margin. A garage that holds puddles wears out any covering sooner, and adding firrings, the tapered timbers that create the slope, costs less while the roof is open than as a second job later.
Doing it yourself
Working at height is the first problem. A roof that might be asbestos cement is the second, because HSE classes such roofs as fragile and treats breaking the sheets as the trigger for notifiable work. Presume any corrugated sheet from before 2000 is suspect until it has been tested, and never walk on it.
Thin edges and trims
Cutting the budget for edge trims and wall junctions is the quickest way to get a leak at the corner of a new roof. That is where we look first on any garage.
Ignoring insulation rules
Under Approved Document L, renewing the weatherproof layer of a flat roof counts as renovating a thermal element, and where more than 50 per cent of the element is renovated, insulation may have to be improved. Ask your building control body whether your garage is caught before you cut that item from the plan.
Grants, insurance and where help does not exist
People often hope for outside money, so it helps to be plain about the position. No national scheme we have found pays for re-roofing a garage or a house. Government schemes fund insulation and heating, ECO4 closes on 31 December 2026 while the Great British Insulation Scheme wound up before that. Householders who are disabled or on a low income can ask Arun District Council what support exists, and gov.uk is the place to check any scheme before you pay anyone to apply on your behalf.
Insurance seldom pays for an old roof that has simply worn out. In its 20 November 2025 article, Which? treats a roof letting rain in because it was poorly kept as ordinary wear, not insured damage, and cites a Financial Conduct Authority statistic: just 32% of storm-related claims made in 2024 were paid. A sudden storm event is a different matter. If one strikes your garage, ring the insurer first, make the garage safe, photograph everything, and save every receipt for temporary cover.
The practical route to a lower bill is therefore the one this guide has followed: judge the roof properly, choose a covering for the life you want from the garage, keep what is sound and be exact about what the quote includes.
Our written quote is one total price after the survey, and the prices we give are good and fair. The photographs show why each part of the work is needed. You are free to compare it with any other quote, as long as every one states its VAT, waste removal and access.
Questions
Keeping the cost down: questions
Can a new covering go over the old garage roof?
Sometimes, but it depends on what is there. A sound deck under an old covering with no trapped water might take a new layer, while a roof with a wet core will not. Building control may care too, since one trigger for approval, per the Planning Portal, is a covering that burns or resists fire quite differently. A survey settles it.
Is replacing a garage roof myself worth the saving?
Rarely. Falls from garage roofs are real, a roof of unknown age may be asbestos cement, and mistakes at edges and wall junctions only show when it rains. Asbestos waste needs double wrapping, a lockable skip and a consignment note. Materials bought by the roll also rarely allow for waste, trims and fixings.
Why is one quote for my garage roof so much lower than another?
Check what each includes before comparing the totals. Look for VAT, waste removal, scaffolding, boards if the deck is soft, a new gutter outlet and the length of the stated lifespan. A lower total often covers a smaller job, and the roofer who has looked at the underside of the deck is better placed to price it.
