Foam removal rate
How much does spray foam removal cost per square metre?
The short answer
A rate by the square metre does not fit foam removal, and a figure quoted that way hides more than it shows. The total moves with the kind and depth of foam, how it was applied, how the work is reached and what the timber proves to be like. We set one written total price after a loft survey, and the sections below explain what pushes it up or down.
Why owners asking for a price by the metre do not get one, and what actually builds the cost of clearing foam from a roof.
Why a metre rate fits foam badly
Repair guides can quote by the square metre because the work repeats: the same tile, the same fixings, the same labour across an area. Foam clearance does not repeat. Two roofs of identical size can need completely different effort, because the foam on one comes off bare wood without fuss while the foam on the other has fused with the felt.
A metre rate also pulls attention from the part that decides the outcome. Foam is a covering laid over timber, and what lies beneath stays unknown until some of it has gone. Printing a number that would not survive the first uncovered rafter would only mislead you, so we price from what we have seen with our own eyes, not from the floor area on a plan. Two houses on the same Bognor street can land far apart, even when they were built by the same developer in the same year, because one owner chose a thin coat and the other a deep one. Neither of them could tell you which they had without looking.
The things that move the total
Several factors build the price, and the survey establishes each one.
- The kind of foam: a soft, spongy type lifts in lumps, while a dense, hard type may need cutting in layers.
- How thickly it was sprayed, and the share of the roof it blankets.
- What it is stuck to: bare rafters, underlay, or the back of tiles.
- The route in. A roomy loft is quicker than a tight bungalow roof space with foam running into the eaves.
- Whether the covering must be lifted, which brings in tiles, underlay and scaffold.
- The state of the timber once it shows, and any treatment or replacement it needs.
These are the reasons a loft visit comes ahead of the number. Photographs sent in advance give a first impression and nothing firmer, because the wood under the foam cannot be seen from the hatch.
Scaffold, VAT and the costs beside the removal
If the covering has to lift, scaffold joins the job. Checkatrade's scaffolding guide, updated in February 2026, prices a month of scaffold at around £875 for a two-storey semi, with £1,000 for a detached bungalow. Where the structure obstructs the pavement, the Highways Act 1980 (section 169) forbids it unless the highway authority has issued a licence. In Arun and Chichester that authority is West Sussex County Council, which lists one month of scaffolding at £266, and it needs notice.
VAT then sits on top. The standard rate is 20 per cent, and some guides publish figures without it, so when you hold two quotes side by side, ask of each one whether VAT and the scaffold are counted in. A total that leaves them out is a different job. Our cost guide to spray foam removal costs goes through these in more detail.
What leaving the foam where it is can cost
Doing nothing is not free, although the bill arrives in another form. The RICS consumer guide, dated March 2023, says foam is a factor that could weigh on a surveyor's opinion of value. Reporting in November 2024 found lenders divided: some refusing to lend on homes containing it, others judging each house individually.
For an owner planning to sell or remortgage, that can matter more than the outlay on the work. A buyer who cannot inspect the rafters may ask for a lower price or walk away. Whether clearing the foam repays itself depends on your lender, your buyer and the timber, and none of those can be promised from here. We can tell you what the roof needs, and the rest is a conversation with the people involved. Our guide on selling a house with spray foam covers the sale side of the decision.
How you end up with one price you can rely on
Send loft photographs, any survey report that refers to foam and, if you know it, the year the foam was fitted. We then visit, examine the foam and the timber, take our own photographs and tell you what the roof needs, which may be nothing at all. After that comes a written quote carrying one total price, and our prices are kept good and fair.
Be wary of a figure that arrives by the metre with no visit, because no rate can allow for what nobody has seen. When quotes come in, check each one says what it covers: the method, the timber check, taking the waste away, scaffold if needed, and VAT. Before you ask for a price
Can photographs alone produce a rough figure?
Photographs let us offer an early view on method. A price needs the visit, because the timber and the eaves cannot be judged from the hatch, with the written quote coming after the survey. Send the pictures anyway, since they help us plan what to bring.
Might the total ever include a new roof covering?
Only when the survey shows the covering is past saving once the foam is off. The aim is the smallest repair that settles the matter, and any larger job is explained before it starts, with photographs of the reason. If the covering is sound under the foam, it goes back as it was.
